Do I Need a Home Appraisal to Refinance in Ontario?
Refinancing your home in Ontario may require a professional property appraisal. A lender uses an independent opinion of market value to assess the property securing the mortgage and help determine how much financing may be available.
Whether you want to consolidate debt, fund renovations, access equity or change lenders, understanding the appraisal process can help you prepare.
Why Do Lenders Require a Refinance Appraisal?
When you refinance, there may be no recent purchase price to indicate current value. Your property may have changed through renovations, additions or maintenance, and market conditions may have shifted. An appraisal provides a current, independent opinion of value.
Is an Appraisal Always Required?
No. The lender decides whether it needs a full appraisal, an automated valuation or another form of assessment. Requirements vary with the lender, property and financing request. Ask your mortgage broker before ordering an appraisal independently, because the lender may require an appraiser from its approved list.
What Does an Appraiser Look At?
A residential appraiser considers the property's location, site characteristics, dwelling type, size, age, condition, construction quality, layout, bedrooms, bathrooms, basement, garage, renovations, other improvements and relevant market sales.
Not every renovation adds its full cost to market value. The appraiser analyzes how buyers in the local market respond to the property's features.
How Is the Home's Value Determined?
For many residential properties, the Direct Comparison Approach is central. The appraiser researches relevant sales and analyzes differences in size, location, condition, amenities and other characteristics. A nearby sale is not automatically the best comparable; similarity and reliable market evidence matter.
Do Renovations Increase Appraised Value?
Kitchen and bathroom updates, a finished basement, new windows, mechanical upgrades and additions can contribute value. However, renovation cost and market value are not necessarily equal. Provide a list of significant improvements and approximate completion dates when possible.
Does a Finished Basement or Secondary Suite Matter?
A finished basement can contribute value depending on its quality, functionality and market appeal. Above-grade and below-grade space are generally considered separately. A basement kitchen does not automatically establish a legally recognized second unit; permits, zoning and other documentation may be relevant.
What If the Appraisal Is Lower Than Expected?
A lower-than-expected appraised value can reduce the amount a lender is prepared to advance. An appraiser cannot select a value to meet a requested loan amount. The conclusion must be independently supported by the property and market evidence.
How Should I Prepare for the Appraisal?
Provide reasonable access to the house, basement, mechanical areas and garage. Share information about major renovations, additions and any unusual property features. Ordinary clutter is generally less important than physical condition, deferred maintenance or incomplete construction.
How Long Does a Refinance Appraisal Take?
Timing depends on the property and assignment. A typical house may require less research than a rural, waterfront, custom or otherwise unusual property. The appraiser must still analyze market data and complete the report after inspection.
Is an Online Estimate the Same as an Appraisal?
No. Online estimates use available data and automated models, which may not fully reflect a home's condition, renovations, secondary suite or unique features. A professional appraisal involves property-specific research and analysis.
Who Chooses the Appraiser?
For mortgage financing, lenders commonly require an appraiser on an approved list and may arrange the order directly or through an appraisal management company. Confirm the lender's requirements before paying for an independent appraisal.
